Koloa, Kauai- condo sales statistics- Poipu condos for sale

So what do the Poipu condo sales statistics reveal? Could the trend be turning around for condo sales on the south shore of Kauai?  The Koloa District condo sale statistics for 2011 showed improvement and topped 2010 with an increase in both the number of sales and the median sales price. 

The least expensive condo sold in 2011 was offered for sale for $150,000 and sold for $115,000 at Kiahuna Planatation.  Unit #304 sold in April and is a 1 bedroom/1 bath Leasehold condo.  It originally came on the market in July of 2008 when it was listed for $240,000.  Currently there are 42 condos offered for sale at Kiahuna Plantation priced form $129,000 to $1,795,000.  My husband and I owned a Kiahuna condo in the 1990's and we love that property.  It is really a special place.  

At the high end of the condo sales statistics for 2011, there were fourteen (14) condos sold at Koloa Landing at Poipu Beach with sales prices ranging from $1,059,000 to $1,899,000.  Koloa Landing at Poipu Beach is a newer development that offers 2,3,& 4 bedroom luxury condominiums.  The project is about 30% complete. The property offers full resort amenities including porter service, 24 hour front desk check- in, housekeeping, a fitness center, sundries shop & grill, lobby lounge, and two cascading pools with spa & BBQ area. Wyndham Resorts is the on-site rental management company. If you want to visit the property, you can make a reservation at http://www.wyndham.com/hotels/. When you purchase your new Koloa Landing condominium, you can choose to have Wyndham Resorts manage and rent it for you.  

The condo sales statistics show that only four (4) of the South Shore condos that sold were short sales. Eight (8) sales were bank forecosure (REO) sales.

Princeville, Kauai - Condo sales statistics- Princeville condos for sale

 Hau'oli Makahiki Hou.  I hope that everyone is off to a great new year.

Here are the full year condo sales statistics for Hanalei District - the North Shore of Kauai. The condo sales statistics show us that were 71 condo sales in 2011- up slightly from 2010.  The median sales price was down about 10% from 2010.   

Fourteen (14)  of the condos sold were shorts sales and seventeen (17) were bank-owned (REO) sales. Of the REO sales, four (4) were at Nihilani of Princeville and four (4) were at Princeville Mauna Kai.  So, the condo sales statistics show us that nearly 50% of the sales were bank-owned or short sales.    

The least expensive condo that sold in 2011 was Pali Ke Kua #238 that sold for $40,000. It was a bank-owned (REO) leasehold condo of  993 square feet with 2 bedroom/2bathroom with some ocean view. According to the public records, it was purchased by the leaseholder. 

The most expensive condo sold in 2011 was Ka'iulani of Princeville #18.  That condo has such beautiful views. It sold for $1,375,000. Kauai home sales- North Shore Home Sales - Princeville, Hawaii

Here is a look at the North Shore Home Sales on the North Shore of Kauai (Hanalei District) through September. The statistics here go back to 1996 and include January through September only.  This information is drawn from the Kauai MLS and is deemed reliable but not guaranteed.

68 single family residences sold so far this year - an increase from 57 during the same period last year.  It is also an increase from the number of sales in 2008 and 2009 in the same period.  Eight (8) of the sales were REOs (bank-owned foreclosures) and ten (10) were short sales.  35 of those sales were in Princeville.

The most expensive home that was reported in the North Shore Home Sales sold for $8,500,000. It is a four bedroom, four bath home right on Hanalei Bay. There were four (4) homes that sold above $4 million this year.

The least expensive home reported sold in the North Shore Home Sales is a 3 bedroom, three bathroom home located in Kilauea.  It sold for $335,000. There were five (5) homes that sold below $400,000 on the North Shore. 

While the number of sales is on the rise, the median sale price has continued to remain fairly steady.
